Appealing to the Senses of Your Buyer
When trying to sell a home, one of the most important things you can do is to take steps to appeal to all five of the buyer’s senses. The more appealing you can make your home to the potential buyer’s sight, hearing, touch, smell, and taste, the higher your chances of making a sell. Here are a few ideas to consider for appealing to each of these senses:
- Sight - Obviously, the house needs to look attractive and inviting. It should be clutter free and appear light and airy. Therefore, clean up your messes, give the house a good cleaning, and open up all of your windows so natural light can shine through.
- Hearing – You can appeal to the potential buyer’s sense of sound by playing soft classical music in the background.
- Touch – Make certain to invite the potential buyer to take a seat in the most comfortable couch or chair in the house and keep the home a comfortable temperature. A potential buyer that is uncomfortably cold or warm while touring the home will not make a positive connection to your house.
- Smell – Scented candles can help sweeten the air, or you may even want to consider baking an apply pie right before the potential buyer arrives.
- Taste – Offering your potential buyer a cookie or some other treat – such as a slice of the pie you had baking in the oven – will appeal to the sense of taste.
The more comfortable you can make your potential buyer and the more you can stimulate his or her senses, the greater your chances for making a sale.
